TIPS FOR A PROPERLY OPERATING WATER HEATER
- Simple visual inspection – Once a month take a moment to simply visually inspect your heater to ensure that it is not leaking, there is no water on the floor around it, or even rust beginning to develop on the bottom of the tank. When you get in the habit of routine visual inspections you can ultimately save yourself a good deal of money on costly repairs or even a full replacement.
- Test the temperature and pressure valve (T&P valve) annually – This is very important because the T&P valve is a safety feature of your home’s water heater, which is why ensuring that it is operating at peak levels is very important to the overall functionality of the appliance. In case you are not familiar, the T&P valve is located either at the top of the heater or along the side of the heater and consists of a discharge tube that runs down the tank to the base.
- Perform a routine small flush of the appliance – Place a container under the drain valve of the heater, which is located near the bottom of the tank. Loosen the valve slightly, allowing for 1-2 gallons of water to be released into the container. Then stop the flow of the water by closing the valve. Now inspect the water to see if it is clear or cloudy. - Maintain a comfortable and efficient water temperature – The recommended temperature for your appliance is 120 degrees. By maintaining this temperature, you not only reduce the strain on the heater but you also can save on energy costs.
